9 Top tips to buying the property of your dreams

1. Speak with your financier or your Finance Consultant to arrange the best loan to suit your needs.

2. Prepare a short list of preferred suburb that suits your lifestyle, bearing in mind affordability and accommodation requirements.

3. Research sales in those preferred suburbs using Peter Wundersitz Real Estate recent sales. Inspect every property in your preferred suburb so you have a feel for the prices being achieved. Attend all open homes in the area.

4. Develop a relationship with one of our professional Sales Consultants who specialises in your preferred area. Your Sales Consultant will be able to advise you of any additional information you may need and also inform you of any new listings that hit the market before they are advertised.

5. When you find a property that suits your requirements, speak to your Sales Consultant, and if you wish to make an offer, ask to complete a Letter of Offer.

6. If you wish, arrange a building inspection to make sure you are aware of any major defects and other concerns.

7.If your offer is accepted, you will be asked to sign a contract to purchase the property. You can nominate "subject to" clauses, and remember that unless you are buying at auction or under a company name you have a cooling off period of two clear business days in South Australia.

8. You will need to appoint a conveyencer or solicitor to act on you behalf at settlement and they will advise you when settlement has taken place.

9. On settlement day your sales agent will arrange all keys for you ready for you to move in to your new home.
